Below are the minimum requirements for application approval for all residents at Swan Lake Rentals:*

 

  1. Your monthly income is 3-times the monthly rent.
  2. You have been with your current employer for 1-year or longer.
  3. Your credit score is 650 or higher.
  4. You have no previous evictions.
  5. Your background check is clean.

To begin the application process, follow these steps:

  • FAQ's: Be sure to read all our FAQs to confirm you meet our minimum requirements.
  • View the Property: After visiting the property, if interested, proceed to the application.
  • Online Application: You will be given a link to our online application form, which includes a credit and background check. Please note, there's a non-refundable application fee of $29.00 + tax.
  • Approval and Lease Signing: Upon approval and verification, sign a 1-year lease agreement and submit the security deposit to finalize the process.


Before showings are allowed, we ask that you review the "minimum requirements' section in the FAQs. If you meet all these requirements, you then have two ways to schedule a tour:

In either case, we will reach out to you to coordinate a suitable time to show you the apartment and answer any additional questions you may have.

No. Unfortunately, we do not permit pets at this property. We understand the importance of pets to many individuals, but in order to maintain the integrity and cleanliness of this historical building for all guests, we have a strict no-pets policy in place.


The total square footage of this apartment is approximately 500 square feet. 


Yes, we require all residents to obtain rental insurance within the first 30 days of their move-in date. This policy helps protect both you and the property in case of unforeseen events. Rental insurance typically costs anywhere in the range of $12 to $18 per month.


No. This apartment does not have a washer & dryer. However, the "Lake Morton Coin Laundry" is conveniently situated just around the corner at 815 E Palmetto St, Lakeland, FL 33801. With a mere 3-minute walk or a quick 60-second drive, residents can effortlessly access this facility for their laundry needs.


Absolutely no smoking of any kind is allowed inside apartments, common areas or anywhere on the property.  


  • Lakeland Electric is for electricity, sewer and trash services (water usage is paid covered by the property owner.) 
  • TECO Peoples Gas is the gas provider, that is needed for the stove and heater in this apartment.
  • Spectrum Cable is the Internet Service provider.


  • This apartment is on the 1st level, accessed from the courtyard area.
